A) Auction Notice & Participation
Step 1

Read the Sale Notice completely

Reserve price, EMD amount, inspection date, auction date/time, and all terms.

KYC & bidder registration

Ensure your documents and portal registration are approved before the deadline.

EMD payment and refund rules

Confirm EMD payment method, timing, and refund process if you don’t win.

B) Legal & Title Checks
Step 2

Title and ownership verification

Verify title documents, chain of ownership, and any title risks.

Encumbrance / litigation check

Check for any disputes, claims, court matters, or attachments if applicable.

Outstanding dues (society/utility/tax)

Confirm pending society dues, property tax, electricity/water dues etc.

C) Property & Possession
Step 3

Visit the property (inspection)

Check condition, access, location, approach road, and surroundings.

Occupancy status

Understand if property is vacant/occupied and what possession is offered.

Possession type (physical vs symbolic)

Clarity on possession is critical; timeline may vary case-to-case.
